Introduction
Ash Trees is a stone built, single storey, detached property set in its own enclosed garden overlooking common land in the sleepy hamlet of Little Barugh.

Arrival & Car Parking Facilities
Ash Trees has easy access from the road alongside the common land at Little Barugh. There is ample parking space on paved areas within the enclosed garden. There is a ‘five bar gate’ which can be easily opened and closed and secured in both positions. There is garage parking for bicycles and/or one car.

You will be met personally on arrival by Dorothy and/or Paul Ashton who will extend a warm welcome. You will be shown around the property and given keys to the front door, kitchen garden door and garage.

You will be assured of a warm welcome at Ash Trees with a pot of tea and perhaps a cake or a bottle of wine and cheeseboard. Fresh flowers and a copy of the local weekly newspaper are also provided. In the event of anticipated late arrival, or any special celebration requirements, further arrangements can be made on request.

Main Entrance & Reception
Ash Trees in entered by the main entrance off the terrace area. The front door is 72cm x 199cm, with the hinge on the left. The keyhole is at 99cm.
The step from the terrace onto a tiled porch is 18cm high, with further step 20cm high into the carpeted hallway.  A smoke alarm is fitted.

There is a central ceiling light in the hall and a lamp on the small hall table. There is a switch to an overhead light in the porch.


The dining room, all 3 bedrooms & family bathroom lead off the hallway.

Dining Room
The dining room (3.6m x 3.25m) leads through an opening 1.2mwide to the sitting room (3.9m x 5.2m). The floors are stained pine with rugs.

The dining room is furnished with an oval extending table, 6 high backed dining chairs with upholstered seats, a sideboard and a wall mounted bureau.

Tableware, tablecloths and table mats are stored in the sideboard.

A radio/CD player is on the bureau. Overhead light switch is by the door.

There is a large, double glazed window overlooking the terrace and garden, which is very popular with watchers of British garden birds…….other visitors include a woodpecker and the odd pheasant or owl!

There is an electric coal effect fire in the Adams style fireplace

Sitting Room

The sitting room is furnished with a substantial 3 seater sofa, a 2 seater sofa and an armchair. All of high quality and upholstered in leather. There are bookcases and storage to the full length of one wall, housing a selection of games, magazines and reference books. There are three coffee/lamp tables, two table lamps and a standard lamp. The switch for the overhead light is by the kitchen door.

The room is dual aspect, overlooking the garden, through French windows, to the side, and the common to the front.

There is a TV with Freeview and DVD, all with remote controls. 

Kitchen
The kitchen leads off the sitting room through a door 80cm wide and 199cm high. The kitchen accommodates a small ‘bistro style’ round table and four high back beech chairs with upholstered seats.

It is a light and airy room (3m x 5.25m),dual aspect, with two large windows overlooking the common and the village.

The equipment includes fridge, freezer, washing machine, tumble dryer, microwave and dishwasher. There is ample storage and cooking equipment. A storage ‘larder’ houses the vacuum cleaner, iron, ironing board, a small supply of cleaning materials, torch, hot water bottles and laundry basket. The electric consumer unit is also in this cupboard.

Extensive worktop areas, incorporating the sink and electric ceramic hob, are at 93cm high. Above the hob is an extractor unit and light.

There is a small oven/grill and large fan oven below the hob.

High quality tableware, cookware and cutlery can be found in an extensive range of eyelevel cupboards, base cupboards and drawers.
The kitchen is lit by a set of 3 overhead spots over the table/chairs and strip lights below the eye-level cupboards, over the work tops. There is also lighting over both windows. A television is provided.

The floor is stained pine boards. Windows are dressed with both curtains and roller blinds. A smoke alarm is fitted and there is also a fire extinguisher and a fire blanket.

Outdoor Facilities
There is a door from the kitchen, 80cm wide x 199cm high, key hole at 99 cm. Two steps, each at 15cm high, lead to an outdoor paved area with a table and seating for 6 persons overlooking the common and the village.

Seat covers for the garden chairs can be found in the larder cupboard in the kitchen.

4 recliner garden chairs & seat covers are stored in the garage.

There is a further wooden bench in the front garden.

The outside surfaces are a combination of concrete pavers, stone pavers and herringbone placed blocks. Take care, particularly in wet weather.


Bedroom 1
Door 72cm wide x 199cm high - hinged on the right. Carpeted with a pale gold, short pile 80% wool carpet. 

This is a spacious room, 3.6m x 3.6m, with a large window overlooking the garden.

There are two single beds with good quality mattresses, pillows and protective covers. The duvets and the 4 pillows are non-feather. Two bedspreads/throws are provided.
All bedding is of good quality and coordinated with the room scheme. 
The main room light has a switch at the door and there are bedside tables with lamps at the side of each bed.

There is ample fitted storage space covering one wall of the room.

There is a bookcase with a large library of paperbacks.

 
Bedroom 2 
Door 72cm wide x 199cm high - hinged on the right. Carpeted with a green, short pile 80% wool carpet. 
There is a double divan with good quality mattress, pillows and protective covers. The duvet and the 4 pillows are non-feather.  A bedspread is provided.
All bedding is of good quality and coordinated with the room scheme.
The main room light has a switch at the door and there are bedside tables with lamps at the side of each bed.

There is a double wardrobe and large chest of drawers.

Ensuite Bathroom 

Spacious en-suite facilities lead off from this bedroom: with toilet, wash basin, bath and shower cubicle with power shower.

The door is 75cm wide and 199 cm high and is hinged to the left.

The toilet seat is 44cm high; the sink height is 80cm. 
The step into the shower cubicle is 10cm high, with the width of the shower door being 60cm

There is a handrail in the shower cubicle.
The height of the power shower unit is 195cm, controls at 115cm. 

The bath has integrated hand grips. A non-slip rubber mat is provided.
The room also has a radiator and freestanding towel rail.

There is centre light, extractor fan, over sink spot lighting and a shaving point adjacent to the wash basin.
The floor surface is stained pine floorboards and 3 bath/pedestal mats are provided. 

There is an airing cupboard with shelves and lingerie drying rails.

Bedroom 3

Door 72cm wide x 199cm high - hinged on the left. Carpeted with a pale gold, short pile 80% wool carpet. 
There is a double brass/white bed with good quality mattress, pillows and protective covers. The bed is 60cm high. The duvet and the 4 Pillows are non-feather. A bedspread is provided

All bedding is of good quality and coordinated with the room scheme.
The main room light has a switch at the door and there are bedside tables with lamps at the side of each bed. There is a lamp on the dressing table.

There is a double wardrobe and large chest of drawers.

There is a wash hand basin and free standing towel rail.

Family bathroom

Includes toilet, wash basin and bath with shower attachment.

The door is 72cm wide and 199 cm high and is hinged to the right.

The toilet seat is 42cm high; the sink height is 80cm. 
The bath has integrated hand grips and a non-slip rubber mat is provided. There is an additional hand rail attached to the wall adjacent to the bath.
The room also has a radiator with towel rail over.

There is centre light and a shaving point adjacent to the wash basin.
The floor surface is tile effect vinyl and 2 bath/pedestal mats are provided.

Additional Information

Heating is provided by oil fired central heating and radiators in all rooms.

We provide table linen and towels, including kitchen towels & 2 beach towels.

A signal can be obtained in the village for most mobile phones.

There is a land-line telephone in the kitchen with an honesty box.
