Access Statement for Ash Pit Cottage, Little Barugh


Ash Pit Cottage is part of the original single storey farm buildings attached to Westfield Farm. Westfield Farm is a Grade 2 listed traditional Yorkshire Longhouse built in local stone, the frontage facing the village common. The old dairy, restored to the highest specification as Ash Pit Cottage, is to the rear of the farm and looks across the garden towards the Hambleton Hills.

Arrival & Car Parking Facilities

Ash Pit Cottage at Westfield Farm has easy access from the road alongside the common land at Little Barugh. The tarmac/gravel drive of Westfield Farm leads you through a 5 bar gate down to a restored open cart shed where you park your car. There is also access to a locked garage which may be used for bicycles, etc. It is only a few metres from the car parking, across the private terrace, to the main door of the cottage.

You will be met personally on arrival by Dorothy Ashton who will extend a warm welcome; show you around the property and give you keys to the front door.

You will be assured of a warm welcome at Ash Pit Cottage with our well regarded Welcome Pack, including a bottle of wine; a basket of Yorkshire produce; milk; bread, and fresh flowers. In the event of anticipated late arrival, or any special celebration requirements, further arrangements can be made on request.

Main Entrance & Reception

Ash Pit Cottage is entered by the main entrance off the terrace area. The front door is 83cm x 190.8cm, with the hinge on the left. The threshold is 17cm high. The keyholes are at 80cm and 140cm. There are outside lights both by the door and on the gravel driveway. There is also a doorbell. 
The main entrance leads directly into the Great Room which has large living/dining area and a separate fully fitted kitchen area. Two smoke alarms and one Co2 detector are fitted in this room. The total area is 5.6m wide and 8.12m long with oiled Oak flooring and under floor heating throughout.

In the Great Room there are two central ceiling chandeliers (with dimmer switches); 3 lamps and a number of practically positioned light fittings in the kitchen. There are also lights over the cooking area. The switches inside the main door, and/or adjacent to the bedroom door, operate all ceiling lights; table lamps; main kitchen lighting and outside light. Separate switches are also located in the kitchen.

Kitchen area
Walnut worktops are set at 93cm high with an integrated slim-line dishwasher (6 place setting); double oven; ceramic hob and microwave. There is an extractor fan with light over the hob and additional feature lighting over the sink which overlooks the sitting and dining area. There is a 30cm walnut up stand surrounding the kitchen sink area; wooden cabinet doors conceal the freezer and fridge. There is ample storage space at floor and eye level.

Ample amounts of tableware, tablecloths and table mats are stored in kitchen and in the cupboards backing on to the kitchen and facing the living area. All switches and sockets are black nickel. There is a fire extinguisher; fire blanket and smoke alarm in the kitchen.

Sitting Area

The Great Room has vaulted beamed ceilings and some original stone walls. There is a fire place with a wood burning stove. A supply of kindling and logs is supplied. No charge is made for further supplies during your stay.

The Sitting area is furnished with a substantial 3 seater leather sofa (sofa bed for alternative sleeping arrangements), a good quality upholstered easy chair and a traditional wooden rocker. There is a footstool/coffee table and two sofa end tables with lamps. The Smart TV is fitted to the wall on a moveable bracket and the other audio/video equipment is placed on an antique pine chest under the TV. Equipment includes Blu/ray DVD player and IPod docking station; DAB digital radio with CD player. A ’Pay as You Go’ mobile phone is provided for local calls and there is Wi-Fi Internet access. Bookcases house a selection of games, magazines and reference books. Two windows and glazed back door overlook the garden.

The Dining Area

There is a console table which extends to a dining table and two high ladder-back chairs. Further 2 chairs available if required. All lamp tables and dining furniture are made from sustainable hardwood. There is a further oak console table where you will find tourist information folders and brochures.

Shower Room

The Great Room leads through a frosted half etched glass panelled door to a shower room, 2.1m by 1.8m with spotlights and fan and diffused lighting behind glass blocks which cover (conceal) the window into the courtyard beyond. The door is 75cm by 190.8cm. There is a 20cm step into a 140cm walk in shower cubicle with digital power shower. There is also a wall mounted wash basin and wall mounted WC. There is a shelf area with a large mirror over. Shower controls are at 125cm high; wash basin at 80cm and WC at 50cm. There is coordinating roller blind on the shower room side of the door.

A similar door, 82cm by 190cm, with cream roller blind, leads from the other side of the Great Room directly into the bedroom.

The Bedroom

4.3m by 3m. A super king-size bed is made up which can be converted to 2 singles on advance request. Storage consists of a large solid wood wardrobe with drawer below and matching large 7 drawer chest and two beside tables. Extra hanging space is provided by a reproduction Victorian coat stand. A dressing table stool is also provided. Extensive lighting options are provided: a chandelier from the ceiling operated by a dimmer switch at the door; two bedside lamps and another lamp on the dressing table. The 19” TV has an integrated DVD player; there is also a digital clock radio on a bedside table, and a hairdryer is provided. French windows lead out to the side driveway but are only used as FIRE Doors. A further smoke alarm is situated in this room.

Ensuite Bathroom

Is accessed from the bedroom through double, half (etched obscure) glass doors, again with cream roller blinds. The room is spacious at 3m by 2m and contains wall mounted WC and wash basin and bath. The walls are partially exposed stone. There is shelving and a large free standing towel rail as well as a coordinating laundry bin. There is an electric heated towel rail. There is a centre light and lighting over the mirror, which is over the wash basin as well as a shaving point. Both lights are on dimmer switches. There is a Venetian blind to the window.

Utility Room

The utility room leads from the Great Room. 1.805m by .82m, it houses a washing machine; tumble dryer; iron; ironing board; laundry airer; vacuum cleaner and a limited supply of cleaning requisites. The electrical consumer unit and water stop tap are located here. We provide a cool bag for your use and any other picnic accessories can be supplied n request.

Outdoor Facilities 
Access to the private patio is by the Main Door. There is a garden table to seat 2; a garden bench, and two teak steamer chairs (in summer). Seat pads for the garden chairs can be found in the utility room, and for the steamer chairs, in the garden storage box in the open shed where the car is parked. A barbeque is available on request.

Visitors have access to the visible garden and the orchard, which overlook the Hambleton Hills. There is a meadow beyond the garden and visitors are welcome to walk the ‘meadow walk’.

The outside surfaces are shingle and stone pavers. Take care, particularly in wet weather.

Additional Information

Heating is oil fired, under floor heating. There are no radiators.


We provide table linen and towels, including kitchen towels & 2 beach towels.
Cotton dressing gowns and ‘mule’ style slippers are provided for use during your stay.


A signal can be obtained in the village for most mobile phones.
We provide a pay as you go mobile phone in case you can not get a signal from your provider.
